Dear Owners and Residents:
We are very excited to inform you that we are moving to the construction phase of the refurbishment project.
As many of you may be aware, the industry is impacted by the supply shortages and availability challenges. The Corporation and our contractors continue to work diligently to ensure appropriate material and supplies are secured for this project, and keep this project on target and on-budget.
Please note that these timelines are subject to change due to labour and material availability and other factors. We will do our best to maintain timely communication with all residents and owners.
The next phase of the project is planned as follows.
February 2022
Feb 1 - 4: Logistics and project kick-off
Feb 8- 11: Demolition of tiles, baseboards, partial carpet
and hard flooring removal on floors 2, 3, and 4
Important Notes for your consideration:
As the project and work progress, we will provide you with additional updates.
1. Effective Friday, February 4, 2022, the East Visitor Parking area (by the garbage area) will be closed for mobilization and staging. If you are expecting a guest, please remind them to park on the North side of the building only.
2. A Garbage bin and a POD will be delivered to our property as the staging area for this project. Please do not use the contraction waste bin for personal use. The placement area should be identified close to the ground floor back exit door near the parking area. The bin(s) are for Folio’s project use only.
3. Loading/Receiving area will continue to be available to owners and tenants that require move-in and move-out. Please ensure to provide the building staff with ample notice. From time to time, the contractors may be using a pump truck to move heavy and bulky objects, please provide them with space to work.
4. Since the removal of floor tiles and wall sanding generates fine dust, please be reminded that airborne dust may enter into suites. Since maintaining a gap for the circulation of fresh air is required by building code, please do not seal your suite door. For the duration of the sanding or demolition period, you may use a damp towel at the bottom of the door to trap some of this air-borne dust. It is highly recommended the residents minimize use of the hallways and work areas.
5. Homeowners are reminded to advise their tenants of the details of the project and airborne dust may enter into suites.
6. Trades will be moving debris in bags or loose (Tiles, carpet, baseboard, etc.) to outdoor garbage bins. Again, please do not interfere with their work and be aware of the fall and trip hazards.
7. Tile demolition is carried out with jackhammers and creates a great deal of noise and dust. Measures will be taken to reduce dust and cordon off the areas; however, air circulates and some dust should be expected.
8. When carpet is removed, the residents will be walking on bare concrete floors until the new carpet is installed. This condition may take up to several weeks. Please be advised that during removal of carpet often tacks or staples are loosened and dispersed, and residents are advised to use caution when passing until debris can be collected.
9. Residents with pets: Please take the necessary steps to ensure dust and noise is not adversely affecting their comfort and well-being.
For your own safety and safety of the contractors and the building staff, please limit the use of marked work areas, obey instructions provided by the on-site crew, and refrain from disturbing workers with personal inquiries. All inquiries must be communicated via the management office.
