As we are fast approaching the Annual General Meeting of the owners, the Corporation is seeking 2 new volunteers to fill the upcoming vacancies.

The Boards of directors run the affairs of the condominium corporation on behalf of owners. We represent you. As an entity, the directors are responsible for making all major decisions regarding the maintenance of buildings and grounds, Corporation's finances, and must uphold and enforce the Condominium Act, the declaration, by-laws, and rules, also known as the Governing Documents. When the Board fails to enforce the governing documents of the Corporation fairly and consistently (and follow them), this generally leads to problems down the road. These can result in a lowering of the standards in the building, degradation of civility and property, maltreatment of staff, abuse of power on the part of one or more board members, as well as financial problems, all leading to and lowering the value of owners’ units on the real estate market.
Directors and the Board are expected to communicate with owners and residents on a regular basis, discuss their decisions, problems and victories. Each director is bound by the transparency, truthfulness and ethical obligation set out by the Act and other regulatory powers. In addition, directors address residents' legitimate complaints/concerns/requests and respect useful suggestions. The objective is to have a constructive and progressive relationship within the community.
As directors, we are expected to exercise due diligence regarding repairs, maintenance, and staffing. In other words, a good board seeks input from the professionals, and follows existing best practices. A functioning board is made up of a group of owners who have no axe to grind or a vested interest or a personal agenda. We strive to ensure that the premises are well maintained and that the staff is competent and hard working.
If you are interested in volunteering and joining the Board, please review the qualifications of a director below (in accordance with the Condominium Act (1998) and by-laws of MTCC805.
Each director shall be eighteen (18) or more years of age;
No undischarged bankrupt or mentally incompetent person shall be nominated, elected or appointed as a director,
No person who has a lien for common expenses registered against his/her unit, pursuant to the Act shall be nominated, elected or appointed as a director,
No person who is not an owner or who does not reside in a unit with an owner in the Corporation shall be nominated, elected, or appointed as a director.
No person who is a party to litigation, mediation and/or arbitration against the Corporation.
A person who is nominated, elected, or appointed a director unless,
he/she was present at the meeting when he/she was elected or appointed and did not refuse at the meeting to act as a director; or
when he/she was not present at the meeting when he/she was elected or appointed, he/she consented to act as a director in writing before his/her election or appointment or within ten (10) days thereafter.
