Dear Owners and Residents,
We would like to thank everyone for their on-going support and patience during this project. Below is a summary of the scope of work, what we have accomplished so far, and a few challenges that have lead to some delays.
Although a project of this magnitude is expected to cause some inconveniences, we are committed to make it least disruptive to your daily lives. We continue to have regular meetings with Folio management team, and collaboratively develop plans to accelerate the project without compromising the quality of the work.
The original substantial completion date was set to June 19, 2022. Due to unforeseen circumstances, labour challenges, and supply chain issues, we anticipate to have the project substantially completed by July 19, 2022.
Like many other industries, construction is heavily impacted by post pandemic shortages and related issues. This has led to challenges with material availability, increased demand for labour and supply shortages, and many other factors.
The management and the Board continue to apply the necessary pressure to ensure the deadlines are met and we can enjoy our newly renovated building as soon as possible.
You may wonder, what is next?
Elevator Landing Tile: to be grouted on the week of June 9, old tile has been demolished and new tile has been laid, and will be grouted.
Ceilings: planned for completion June 14. There were several unforeseen challenges due to the lighting retrofit, and settling cracks from plaster that have to be repaired. Again, we encountered framing issue that is inconsistent with current building practices and required correction.
Walls Preparation: due to the nature of textured stucco walls, the age of the framing and extended amounts of refinishing required to deliver a perfectly smooth wall for proper wallpaper installation. Additional crew was brought in to make the corners and framing straight, and this alone contributed to delays as skilled trades are scarce, and we did not want to compromise on the quality of the finished product.
Painting Doors: painting of doors, trim and thresholds are completed, with exception of 2 doors that need to be replaced and a few units that will be addressed.
We ask the resident to refrain from attaching, sticking, or hanging decorations and hooks to the doors. This practice is no longer permitted as the doors and locks are considered common elements. Should we observe any such items, you will be notified to remove and repair the damage to the paint and doors.
Door Hardware is scheduled for installation on June 14 onward.
We would like to remind all residents and owners that door hardware and locks belong to the Corporation. As such, modifications, replacement, and alterations are NOT permitted. Should you make any changes or modifications, your suite will be charged for any repairs. The building will be operating with a suite master key for emergency access only.
Wallpaper installation is well in progress. Starting tomorrow, floors 1, 5, 6, 7, and 12 will be completed by June 14. Wallpaper installation was delayed as we needed to ensure that wall finishes are smooth and appropriate to receive them. There are currently two different crew are working on wallpaper installation.
Carpet: A major item that has been troublesome throughout the industry. The carpet was ordered back in December in order to secure 2021 pricing, with a planned delivery date of Mid May to early June. We were recently informed that the carpet will now not arrive until July 11, This is a major delay. We are working with the contractors to ensure that we can install carpets on 2-3 floors per day.
Baseboards: all ready for installation as soon as the carpet is installed.
Lighting: Light sconces for the suite doors and elevators were scheduled for the end of the project, however they are ready now and lights are will be installed as wallpaper is completed.
Lobby: the lobby was demolished as planned. However, during the demolition, we discovered that the lobby floor (slab) is about 2 inches is lower than the rest of the building. This created challenges not only with leveling of the floor prior to installation of the new tiles, but also at one point we had to decide if it is necessary to remove the excess concrete poured by the builder. We are happy to inform you that work is progressing well now and we anticipate to have the lobby opened to regular use by no later than Thursday, June 9, 2022.
